You are assuming though that the Pac-12's position is that it
must have a member in the state of Texas and the conference is desperate enough to take a school located in the western part of the state which has minimal market value. If the P12N is currently being offered in the state of Texas, then the Pac-12 may be fine with the status quo. Or at least willing to play the waiting game until it receives an offer involving the "crown jewel" of the state. Hence why I suggested that the Pac-12 could significant increase the asking price for taking Texas Tech off its hands.
Besides, Texas Tech isn't the only for the Pac-12 to gain access to the state. I could see the Pac-12 be open to taking Houst, UT-SA, maybe TCU, maybe Baylor, maybe Rice, and maybe SMU before taking Texas Tech by itself. All of those schools are located in either the eastern or central part of the state which basically is the market value for the state. The western half of the state is basically Lubbock and El Paso which has minimal market value.
