I wouldn't be so quick to rule out crabgrass.


Crabgrass takes off in hot weather when fescue is stressed. Given that SWVA just had about a two week heat wave, the timing makes sense. If it is crabgrass, it will start to die off when the temps dip into the 50s so you won't have to deal with it for too long. To avoid it next year, you'll need to spray a pre-emergent weed killer on your lawn in early March or so.
