Its actually 7 years, if you never object and someone is using your propert
for at least 7 years they can go to court and get a deed for that portion they have used continually. All the guy needs is a right of way and making the other guy sign any kind of release or hold harmless will protect him if anything ever happens as the neighbor has signed away his rights at that point.
