When you buy a new house in a development, you are paying the developer and the builder, and they are selling to you at the market price, regardless of their cost.

If you buy a lot that's ready to build and hiring a builder, you're essentially doing the same thing. The lot has been made ready to build by the developer.

If you buy raw land, and decide to develop it yourself, you've got to hire everyone and manage the project. But you ostensibly would save the developer and builder cuts.

Is the lot ready to build?
