At least some of that depends on potential for appreciation

All the people I know who have built their own homes are also skilled in some trade so they are able to cut their bottom line. They live in one house then work on the other in their spare time.

If you can't do that I think it depends largely on appreciation and your willingness to treat it like an investment- spend a little now and get a lot back later when you sell.
