Here's the thing, it can be cheaper to build if...


You use a realtor to negotiate with the builder. The builder makes his money off upgrades. When you sit down with the builder or their agent, their job is to sell you on as many upgrades as possible on the base model you choose.

The best way to do it is to go to your own real estate agent, tell them exactly what you want, and let them negotiate with builders. This doesn't cost you a dime because the realtor is going to split the sales proceeds with the builder's agent. When you walk in there alone, you have no one advocating for you and the nickel and dime you in every upgrade. It's better for you to have your own advocate.

Some things to consider, if you want a fenced in yard, patio, or other such upgrades, you're probably better off buying already built
