Rent is not ALWAYS higher than mortgage


I mean, yeah, it should be. But rents are set by the market like so many other things, and sometimes (especially if it's a property that's lost value since purchase) the landlord loses money on the monthly. In any case, it's often true that there is not a large difference between the monthly cost to rent and the monthly cost to own.

But as mentioned elsewhere in the thread, the big differentiator is the down payment.
