Purely comparing new home mortgages vs. new apartment rents here in CLT

rents are higher, on a per sq. ft. basis, and often (uptown especially) not even considering square footage. So many people are relocating here from much higher COL areas, and residential developers are glad to cater to overcharging long-time locals in favor of "undercharging" new folks from NY, CA, etc. It's a well-know local gripe here.
