How do you even build in Va for $100/sqft?

Looking at that neighborhood, the houses are a little more than $100/sqft. To put that in context, I live in the burbs of SF and it is $750/sqft which is considered a bargain area. When people do additions on their homes, it cost $300/sqft to build.

How do they even build for that price?
