1200ft² house anymore. All the new builds around us are pushing 450s-470s right now. The older homes are astronomically high as well for your definition of a starter.

The problem for a lot of younger people is they don't want to live 20-30 minutes outside of town. Plenty of affordable places there, but you are too far away from everything.

There are certainly ways to get it accomplished, it's just not attainable for a majority of 20-30 yos
