Yes, right now is one of the two times


Right now is hot because all of the 2020 demand got deferred until this year due to Covid, and people are discovering WFH is an option available going forward, so they are looking for housing that is a better fit regardless of location. Neither of those reasons would exist without Covid.

The other was obviously 2008, fueled by irrationally low interest rates and easy borrowing that was well-intentioned but poorly thought out. The free credit days have been fixed, so that shouldn't happen again.
