I found this article from 2020 which talked about DC United's landlord's
remorse (if you will) about subleasing the stadium to the Defenders. You are right that DC is a large market. Even larger if you expand it to include Baltimore. If Audi Field isn't an option, then would the Commanders lease FedEx to the Defenders or would the Commanders have the same concerns that DC United have about tearing up the pitch too much. It would be ironic if the Commanders decide not to lease FedEx to the Defenders given the NFL's relationship with the XFL.
FWIW Old Glory DC's first year in Major League Rugby (2020), they played their home games at Cardinal Stadium (Catholic University's football stadium). The reason I mention Cardinal Stadium is because the playing surface is FieldTurf. The downside to playing games there is the current capacity is only 3,500 and I'm not sure if temporary bleachers could be brought in to expand the capacity. I believe Georgetown's football field is also FieldTurf. However, its capacity is only 3,750 and it doesn't appear there is enough space to bring in additional bleachers to expand the capacity.
