Interesting story though on my first house. Bought it straight from builder, no realtor involved. He wanted $42K for it. Sat on an acre. I went to the bank and the loan officer told me to go back and tell him you'll give him $37K. I did and he took it and I got a 100% loan no closing costs. Trade off was it was an ARM. Can't remember what it was tied to but it dropped for the next three years. Went up slightly the 4th year. We then moved and I sold it for $42,500. I'm forever thankful for that loan officer who could tell I was still wet behind the ears.
