As a seller I've written into the contract


that the buyer is welcome to have any inspection they want to - but they are go - no go type inspections.

If the buyer thinks the deficiency is bad enough to cancel the sell - okay. Otherwise, it is a maintenance item to be completed by the new owner.

The inspection will not be a laundry list of stuck doors, misaligned doors, missing screens, etc. that the buyer uses to try and reduce the price.

I'm not saying that there isn't value in home inspections - if you know little about home maintenance, another set of eyes helps - and on the occasion (if they are thorough) they find a "hidden" big ticket item it offers good protection - just don't justify the inspection cost by saying you'll find enough nit picky maintenance items to reduce the sales price.
