Two types of Sec 8. That gives one type, project based. Vouchers differ.
Project based is an entire apartment complex, or a "housing project," as most of the world refers to them.
Vouchers are issued to individials/families. They can use that subsidy at any rental that meets HUD requirements.
This site is project based, and, not very good, at that. I just tested 2 zip codes that it blew. I have about 20 years in the field.
Some of these "tax breaks" posters are referring to do not involve any subsidy, but rather require renting to people at varying levels of local median income, but they are not necessaily Sec 8.
There is a whole portfolio of options available to builders, developers, and managers of affordable housing.
But, the bottom line is this, don't characterize all affordable housing as bad, there is plenty of rich trash out there just as bad.
