But adding a donation cost to each ticket is artificially inflating the price, because except in rare games (OSU, Miami, etc.) the market would not support a typical face value ticket price that includes the donation spread across the games - as shown by empty seats and the average price of tickets on the secondary market.

Now figuring out market value for prime versus nosebleed seats is a whole different thing - and much harder to do on an "average" basis. This is really one of the biggest challenges for the HC.
