More on rate of growth, and this is interesting..

Since 1990, the Bburg/Cburg population has grown from 140k to 168k. In the same time, the College Station MSA has grown from 121k to 273k. So 30 years ago, the VT area was bigger, and now the College Station area is much bigger than VT.

I know there's a perception that VT is growing, and it certainly is. But that's mostly the school itself, not the entire area. And while Bburg/Cburg have grown, they certainly haven't grown at the rate of much of our competition. If it wasn't for VT, they growth would be pretty non-existent.

So while College State has blown up over the last 30 years, Montgomery County has pretty much stayed the same, relatively speaking. Anybody who visited College Station in 1990, 2000, or even 2010 didn't see the same place that exists today. Since as late as 2010, the population in the MSA has jumped by over 40,000, which is more than the Bburg/Cburg MSA has increased in the last 30 years.

There's simply no comparison when speaking of population and growth rates. College Station is much bigger, and the gap is widening.
