Yum! Center was opened in 2010 ... different construction market now.
Probably 30% higher minimum.
And the site we are discussing has no infrastructure. Yum! is downtown. We would have to build roads, parking, sewer, water, fiber, 3-phase power.....
I’m surprised they wouldn’t try to build it closer, like Chicken Hill area.
But, anyway, very expensive and Yum! Isn’t a great comp.
