Ehh... REnt has gone up too, thought not a terrible idea...
I have a 3 bed TH that I have been renting out for $950. I had a good tenant for 5+ years so I didn't raise rent on her. She just moved out and I did a market analysis. Despite Townhouses popping up like weeds in Lynchburg for the past 10 years, I had one of the only available 3 bedrooms on the widely advertised market. I looked at going rates and it seemed about $500 per bedroom. I didn't want to be one of those "overly greedy, evil" landlords the media seems to be demonizing, so I set my rent at $1300. It rented in less than 2 days. 37% hike, and I probably COULD have gotten away with a 50% hike.
