I wonder, if you water heater leaks and floods out a floor in your home


will the insurance company pay for that damage? Or will they say you should've replaced the heater at 10-12 years?

Personally, I've been proactive at around 12 years. I have one in a condo that I replaced at 12 years, mainly because it's a rental and I was afraid of it bursting and flooding my unit and all the units around me while my tenant was out for a long time.

I did the same on the one in my home - that was because it's located in the basement that's finished. So if that were to burst/leak it would cause a lot of damage and be a huge hassle.

I don't know why they don't make these water heaters with an emergency shut off where if it detects a leak, it will shut off the water input. Can't be terribly expensive to have those in place. I would gladly pay for that feature. especially on rental properties.
