Not a great area, but way closer

I grew up around 395 and 236 intersection. There are lost of cheapish options around there and you can be technically in Fairfax county, hence better schools than Alexandria or Arlington.

You didn't mention kids. Kids and schools drives everything these days, so you need to fill in that detail.
