Yeah, I see a college bubble forming, well, already formed with all the jobless degrees. Emotionally, it has already ceased being "home" for me and more a resort town as I just joked somewhere, watch college sports, nice restaurants, hiking, cycling, kayaking nearby. The place I went to is long gone.

I'm kinda seeing a model in the future w/more community colleges. no dorms, no gym facilities, just classes. especially for people that just want to learn computer programming, nursing etc.
