Your answer is clear when you list the benefits of each


The new benefits are all about money, amenities, and the change not being huge (with some potential positives in new community).

The old benefits are all about your home, your relationships (neighbors), your comfort (1 acre, 3 car garage), and your style (you called it a "dream home").

To me the old benefits are much more personal and impactful. This is probably a losing battle for you at this time. BUT, once you get one or both of the boys off the college in a few years, that is when you will have a much better opportunity to convince her to downgrade. I think your logic is good but your timing is too early.
