It's 90% (+/-) football indoor practice facility.

Actually, right now it is 100% football indoor practice facility. The other sports medicine stuff and whatever is to be added later. Of course, the way UMD manages athletic funds, that part might never happen (though they might pay for the additional stuff with academic funds). Regardless, as an indoor practice facility, it is REALLY spanky. And it is nice that they kept the shell of Cole Field House.
